The process can seem a little overwhelming but we will help guide you throughout the entire process and answer any questions you may have.  See below for a generic timeline for Home Purchases and Refinancing.

You can also access our Document Checklist as a guide to which items the lender’s underwriters will require.  Each loan is unique and will typically require additional borrower information, depending on your specific situation.

“Once your loan is processing, do not move money in or out of your bank accounts without a paper trail. Also, do not make large purchases, as this will affect your debt-to-income and credit score.”

“Submit your required documents when requested.  Waiting will cause delays when underwriters are reviewing your file”

 

 

timeline – HOme Purchase

This is a general timeline of a loan for a home purchase. This is a guide ONLY and can change depending on the circumstances of your loan and finances.

Complete your online application on our website to get the process started.  Within 24 hours, you will be contacted to follow up on your application. Once the application is completed, we will go over it and make sure everything’s in order.

 

  1 DAY

 

pre-approval

Once we make sure your application is complete, we will review your income, assets, credit, and liabilities to determine the amount of home you qualify for. You and your agent will then receive a pre-approval letter. We will discuss rates and terms at this time.

With your pre-approval letter in hand, you can shop for your dream home with confidence.  It also shows sellers that you are a serious buyer and can negotiate because you know what you can afford.

Our team will prepare your documents and follow up on any missing items that will be required to complete your loan.  Timely submission of ALL documents is key to closing on time. 

 

   2 DAYS

 

underwriting

Underwriters will review all the documents sent in by the customer and verify income, employment, etc.  They must ensure that all guidelines are being met.

 

   10 DAYS

 

appraisal

An appraisal is an independent, third-party opinion of the value of a property that is ordered through the bank.

 

   3 DAYS

 

closing

In accordance with lending guidelines, a buyer must receive a closing disclosure (a.k.a. CD) within 3 business days of closing.

This is a general timeline from application to closing on a home refinance loan. This is a guide ONLY and can change depending on the circumstances of your loan and finances.
