Do you have to pull my credit to prequalify me?

Yes, we do. Mortgage companies pull a tri-merge, which is a report from all 3 major credit bureaus. This is required to calculate how much home you can afford.

What if I am self-employed?

Not a problem! We have many lenders that have special programs created for buyers just like you.  

What if I receive money as a gift for my down payment?

Getting a gift for your down payment is not a problem, however, speak with your mortgage broker before you accept any gifts.  There are strict guidelines that must be followed.

Which documents are needed to start the loan process?

You must start with a full application and the items on our document checklist.

Am I required to put 20% down when buying a home?

Most people think that 20% down is required, but it is NOT.  Putting 20% down has its benefits, but there are many programs available that will allow less down payment.

can I qualify for a loan with less-than-perfect credit?
